21 and more total portfolio units - 6% gross rents
All single-family buildings will be charged at 6% gross rents per building regardless of portfolio size

Services that incur additional charges
- Marketing units, vetting tenants, and placing tenants with full leases and background checks performed for the cost of 1 months’ rent (paid by property owner)
- Any maintenance work after the first hour billed at $50, plus cost of material (no markup)
- Any eviction work will be billed at $50 per hour
- Any additional property inspections will be billed at $75 per door
- Vendor/contractor coordination for any projects including overseeing larger scale projects such as unit rehabs, done for 10% mark up on vendor cost. This includes snow removal and landscaping coordination.
Real Estate Services
2% Commission on any purchase or sale. Additional commission may apply to buyers’ agents during a sale.
